Torquay’s residential sales market, as always, reflects a dynamic blend of coastal appeal, shifting buyer priorities, and evolving pricing strategies. Nestled in the heart of the English Riviera, Torquay continues to attract relocators from urban centres, particularly London and the West Midlands, drawn by its scenic coastline, relaxed lifestyle and good transport links.
At the present time the market is navigating a period of cautious optimism. First half year forecasts predicted stronger growth, economic headwinds—such as geopolitical uncertainty and changes to Stamp Duty thresholds—have tempered expectations. Looking ahead, the Uk’s economic outlook is a little uncertain, however, further interest rate cuts and stabilising inflation would, undoubtedly, support and encourage greater activity.
The average sold property price in Torquay has reduced from a year or two previously with this softening reflecting broader national trends, including a cooling market post the Stamp Duty changes earlier in the year. Despite this, demand remains steady, particularly for well-presented properties and homes with sea views or proximity to beaches continue to command premium prices. Torquay saw 694 property transactions over the past 12 months, totalling over £182 million in sales. Coastal homes and those with outdoor space or modern upgrades receive steady interest, along with factors such as property with strong school catchments.
Competition among sellers is however intensifying, making strategic marketing and quality presentation essential.
