We are huge believers in ensuring we deliver the best service to our clients and do everything we can to facilitate smooth and successful transactions. Recent guidance from Trading Standards means that estate agents will be required to provide, what is known as material information, for potential purchasers when marketing a property. This information will enable better decision making and help ensure that any key elements that may be of significance to a buyer are identified and known about before the costly process of conveyancing gets underway.

It is likely that the majority of agents will implement these requirements as time progresses but we have taken the decision to immediately start providing a report alongside our property details called “Key Facts for Buyers” This report provides more information about a property and we are already getting great feedback from potential purchasers who are more confident and able to make decisions more quickly as a result of what we are providing. This also benefits our seller clients by way of securing a sale and reducing the likelihood of “nasty surprises” arising during a transaction. In addition to the provision of the aforementioned report, we have also revamped and enhanced our marketing of the properties that are listed with us. We have committed to using both Rightmove and OnTheMarket in marketing our property register.. This is in addition to our own website, database and social media channels. These two property websites are the largest in the UK and have by far the greatest volume of visitor traffic and enquiries which means that our clients can be assured that their property is being exposed to the widest possible market,place.

Also we are now using a number of features on Rightmove that extend our reach and enhance our customer offering. These include feature property alerts which notify potential buyers about new property that has come to the market and any price changes on existing stock; their Premium Listing facility to highlight specific properties and their native search adverts and valuation tools; all of which are demonstrably creating greater interest and customer engagement.

The residential property market is seemingly ebbing and flowing between signs of optimism yet retaining elements of caution. For those who wish to buy and sell, accurate pricing and a planned marketing approach will maximise the chances of a successful transaction within required timeframes. Certainly, any talk of a collapse in house prices seem way off the mark with recent indices showing that prices, whilst down a few percentage points over the last year, remain resilient and with hopes of reducing interest rates on the horizon there are clear signs of positivity around.
